The Modern Lao Homes process is the same for every client — Lao, foreign, or foreign-Lao couple — and we do not shortcut it. The first two steps cost nothing. The third is the design contract. The fourth is a fixed construction quote. The fifth is the build, with weekly reports and milestone-tied payments.

01 Conversation

A thirty-minute call with Gary Snider, managing director. You tell us what you want to build, where, and where you are in the process. We tell you what Vientiane builds for this year — cost bands, durations, the foreign-Lao couple pitfalls, what 200 m² actually costs on the ground.

02 Site visit

We walk the plot with you. Access, orientation, soil indicators, setbacks, neighbours, visible utilities. If the land fights the brief, we say so — before money moves.

You leave with a clear read on whether the plot suits the home, plus a short note on what to verify before purchase if it is not yet yours.

03 Design contract

The first signed agreement. Three sequential phases — concept, developed, construction-ready — with three revision rounds and 3D renders from at least three viewpoints. Stamped by Adrian Holcombe, Head Engineer.

USD 3,000, paid in stages against phase completion. You own the drawing set in your name — even if you never build with us.

04 Construction quote

Drawings done, we issue a fixed construction quote: line items, finishes schedule, exclusions. Payments tied to verified milestones — groundbreaking, slab, structure, roof, render, fitout, handover.

You decide. Walk away and keep the drawings. Sign and the quote holds — no variations unless you ask in writing.

05 Build & handover

Eight to fourteen months from groundbreaking to handover, depending on size and weather. Weekly written reports with photographs, live site monitoring for overseas clients, payments released against verified milestones — never the calendar.

Twelve-month warranty from handover. We come back for snags. The same five people who started the home finish it.

A note on the rhythm

Unhurried, but not slow.

First conversation to keys in your hand is typically twelve to eighteen months: six to eight weeks of design, a few weeks for the quote and contract, eight to fourteen months on site.

We do not compress the design phase to win a job. Hurried drawings are paid for on site, and the bill is always larger than the time saved.
