Why we exist

Built around accountability, not volume.

A Lao-owned residential design and construction firm in Vientiane Capital. We design, engineer, and build private homes for clients who want the process visible before money moves.

Drawings, engineering, weekly supervision, and milestone payments are in-house. Nothing routes through a subcontracted main contractor.

Most clients are foreign-Lao couples building their first long-term home in Laos. The drawings are honest. The price at handover matches the price at signing.

The company

A quiet kind of conviction.

Building residential homes in Vientiane since 2017 — for Lao families, foreign residents, and diplomatic missions. One narrow lane: residential design and construction. No commercial work, no subcontracted main contractor.

Homes are typically one to three storeys, 140 to 400 square metres, across Vientiane Capital. We stay close to each from first sketch to final handover.

The engineering pedigree is unusual for a residential builder in Laos. Head Engineer Adrian Holcombe carries thirty years of international project experience — Crowne Plaza Vientiane, ANZ Bank Laos, Nam Theun 2 hydroelectric, and three El‑Seif projects in Saudi Arabia: the 40-storey Samba Bank HQ Tower in Riyadh (112,000 m²), the 5-star Millennium Hotel Hail, and the LEED‑accredited KAFD Convention Center. That depth shows up in places most clients never see.

Director Mr. Gary Lynn Snider is on every site, every week. Mr. Ping leads site engineering with eleven years in Lao PDR. Ms. Vieng and Ms. Namthip turn the brief into a drawing set.

Completed 2022. A courtyard house built around a central paved court, with a deep entry approach and a recessed street elevation that reads most fully at night. The roof line and side view drove the technical work; the courtyard drives daily life.

External timber deck and joinery extension on an existing residence. Decking detail, timber selection, and integration with the existing built form were the work. Renovation is quieter than new-build, but the same engineering rigour applies — particularly to load on the existing slab.

Full bathroom renovation: shower enclosure, vanity, finish detail, tile and joinery — stripped to the structural envelope and rebuilt. The most demanding part is what the photograph cannot show: the waterproofing layer beneath the tile.

Building in Laos

Foreign-Lao couples. Done correctly.

"The land is held by your Lao spouse. The drawings are yours. The construction agreement is between you and a Lao company. Three documents, three names, all in writing."

Land title sits with your Lao spouse. A foreign national cannot hold full title on Lao land. The plot is registered in your spouse's name; you are protected through the marital regime and a written confirmation drafted alongside the construction contract.

Permits and submissions are ours. We file the construction permit, the village confirmation, and the engineering submission. You see the receipts. Government fees are passed through at cost.

Payments to a Lao bank, in USD, with reference. Funds clear into our BCEL USD account in the name of Modern Lao Sole Co., Ltd. The contract reference appears on every transfer, matching the legal name used in the construction agreement.
